The first step in building or renovating your dream home with Cornerstone Construction is scheduling an initial site visit. During this visit, a knowledgeable member of our team will meet you at your property and we’ll spend about 60 to 90 minutes walking the property with you, discussing key project details.

In new construction we walk the lot with you and go over some of the following:

-We talk about home placement, including set backs and lake restrictions.

- Your architectural plans (or ideas if you’re still early in the process)

- Any unique site challenges or opportunities

If your project involves a remodel or an addition to an existing home, a site visit is just as essential to ensure a thoughtful and tailored approach to your project.

Our team brings deep experience building on Smith Lake, and during this visit, we’ll share insights and recommendations based on that expertise. We’ll also provide you with a rough cost estimate, giving you a general idea of the project’s potential budget range.

Site Visit Fee: $250 - This fee is payable at the time of the visit. If you choose to move forward with Cornerstone Construction for your build, we’ll credit the $250 toward your total project cost.

If the rough estimate is in your budget and you choose to move forward after the initial site visit, the next step is a comprehensive written estimate for your project.

This estimate provides a clear and specific breakdown of your total projected cost. It is:

  • Highly detailed and itemized, covering every line item involved in your build or renovation.

  • Crafted to align closely with your budget and your vision, while maintaining our commitment to quality and craftsmanship.

  • Built from many hours of careful planning, drawing on our experience and knowledge of building on Smith Lake.

While this is not a final contract price, we work hard to ensure the estimate is as accurate as possible at the time of bidding. Actual costs may fluctuate slightly due to market conditions and your final design and material selections, but we strive to keep it within a close and realistic range.

Written Estimate Fee: The cost to complete the detailed estimate is $1,000. However, should you decide to move forward with a signed contract with Cornerstone Construction, the full amount will be credited toward the cost of your home build.

W H A T ‘ S N E X T ?

Once you've received your detailed written estimate and feel confident moving forward, we begin transitioning from planning to building.

Here’s what happens next:

1. Contract Signing

If the estimate aligns with your vision and budget, we’ll prepare a formal construction agreement. Once signed, we’re officially on the path to building your home. You are then placed on our building schedule and assigned to a project manager.

2. Design Finalization & Selections

We’ll work closely with you to finalize your architectural plans (if not already completed) and assist in selecting finishes, fixtures, and materials.

3. Access to Our Building App

As a Cornerstone client, you’ll receive access to our project management app, giving you a transparent and interactive experience throughout your build. With the app, you can:

  • Monitor your budget in real time

  • Make payments securely and conveniently

  • Receive regular photo updates of the construction progress

  • Communicate directly with our team

4. Scheduling

We can guide you with things such as obtaining an E911 address, perk test, surveys, etc. Meanwhile, we develop a project timeline and begin securing materials and subcontractors.

5. Construction Begins

With everything in place, we break ground and bring your vision to life. Throughout the process, we provide updates, answer questions, and ensure the build stays on track.
